The Privacy Mortgage: Keeping Your Name Out of Public Records

August 27th, 2026 · Buying a Home ·

Real estate records are public record, right? When someone buys a home, the purchase, the loan and the borrower’s personal details typically become part of the public record. For high-profile clients, that exposure can be a real problem.

How the Privacy Mortgage works

The Privacy Mortgage is a structuring approach that keeps the borrower’s information out of public records by placing the property in a trust or LLC instead of the borrower’s personal name. The client still owns the home, the financing works much the same way, but the information doesn’t show up where bots or strangers can find it.

Who it’s for

  • Executives, public figures and others who value privacy
  • Anyone concerned about online exposure of their home address
  • Buyers who already hold property in a trust or LLC

Set it up before closing

The trust or LLC needs to be in place, and the loan structured for it, before you close. Work with your attorney on the entity and with us on the financing. If privacy matters to you, call me before you make an offer…
